Aberdare Hall, Gwbert

Harries Planning Design Management was originally involved in the renovation and extension of this Grade II listed residential property in 1999. This coastal property, just outside the town of Cardigan, Ceredigion, subsequently changed hands. The new owners contacted us firstly to establish where to boundary of the original extension was, and then instructed us to design a further extension to the property. Using our detailed knowledge of the current planning policy in Ceredigion, we were able to obtain the necessary grade II listed building consents and permissions, and designed a seamless extension to the property, including a number of interesting architectural features.

We scheduled the works, prepared detailed designs and oversaw the build from tendering the works and completing the contract documents, to chairing monthly progress meetings as the build continued. We agreed variations to the works, prepared valuations and certified monies owing to the contractor, and agreed the final account. We were on site for 6 months and the works were completed without affecting the main house.

Project highlights:

  • Recommendation from previous owners of the property
  • Grade II listed building
  • Seamless extension
  • Design, planning and project management services
  • Oak ‘A’ frames, traditional box sash windows and solid oak floors
  • Ensuite bathroom with wet room floor
  • Wood burning stoves
  • Reclaimed Welsh slate used for the roof
  • Large glazed panels to capture distant views

"HPDM came up with a great design solution for our home extension and managed the whole process through to securing planning permission and building regs approval. Their team of experts really do know their stuff and thoroughly understand the planning process. When new phosphates regulations threatened to delay our approval their professional approach in dealing with the LPA helped secure permission. I would definitely approach Wyn and his team again for advice on any future projects, 10 out of 10."
