  • Outline planning consent for 2 detached buildings obtained in 2011 after previous applications by others for the site had been refused
  • Approval for reserved matters obtained in 2014
  • Access issues
  • Protected trees

We originally obtained outline planning permission for 2 dwellings in 2011. Planning permission for the site had previously been refused on 2 occasions by Pembrokeshire County Council following applications by others. In 2014, we were successful in obtaining approval for the ‘reserved matters’ – relating to the appearance of the buildings.

The original outline planning application had to deal with protected trees along the northern boundary of the site, and access issues for the site. These matters had lead to the refusal of the earlier applications. We proposed a new access to the highway, improving access for existing properties and making safe access for the development. Our development proposal incorporated protection for the trees on the northern boundary of the site, including protection during construction, preserving this aspect of the site’s ecology. Representations were made by a local resident on several matters arising from the planning application. The Planning Officer was satisfied that the nature of the development proposed was acceptable and outline planning permission was granted.

When applying for planning permission in relation to the appearance of the buildings in 2014, we took care to ensure that the buildings proposed would be in keeping with neighbouring properties and the character of the settlement generally.

"HPDM came up with a great design solution for our home extension and managed the whole process through to securing planning permission and building regs approval. Their team of experts really do know their stuff and thoroughly understand the planning process. When new phosphates regulations threatened to delay our approval their professional approach in dealing with the LPA helped secure permission. I would definitely approach Wyn and his team again for advice on any future projects, 10 out of 10."
